Fire Door Inspection in Limerick

Certified 30-point fire door inspections, BS 8214 repairs and compliance documentation for buildings across Limerick — from a single apartment block to a multi-site portfolio.

Fire door inspectors serving Limerick

Limerick’s building stock ranges from Georgian terraces on the Newtown Pery grid to the National Technology Park at Plassey, University Hospital Limerick, the University of Limerick campus and large logistics and manufacturing units around Raheen and Shannon.

Each type presents its own fire door challenges: heritage doors that have been upgraded (or not) over decades, high-traffic hospital corridors, and industrial doors damaged by forklifts and pallets. Our 30-point inspection records the condition of every door set and gives you a prioritised, costed list of what needs attention.

Our team travels to Limerick from Dublin along the M7 and can cover Limerick, Clare and North Tipperary in the same trip, making regular six-monthly inspections practical and affordable for buildings across the Mid-West.

What the 30-point inspection covers

  • Door leaf, frame and threshold condition
  • Intumescent strips and cold smoke seals
  • Hinges, closers, latches and hold-open devices
  • Gaps around the leaf (3mm ± 1mm) and at the threshold
  • Glazing, vision panels and glazing beads
  • Signage, certification labels and door plugs

Repairs to BS 8214

Our specialist carpenters repair FD30 and FD60 timber fire doors in Limerick: replacing intumescent and smoke seals, adjusting or replacing closers and hinges, correcting gaps, re-glazing vision panels and fitting compliant signage. Minor repairs are usually completed on the inspection visit.

Documentation you can rely on

A door-by-door digital asset register with photographs, pass/fail status and prioritised repairs, plus a compliance summary for your insurer, fire officer and management company — the evidence that your duty under the Fire Services Acts 1981 and 2003 has been met.

Fire door inspection in Limerick — your questions answered

Do you inspect fire doors in Shannon, Ennis and County Clare too?

Yes. Our Limerick visits usually include the wider Mid-West — Shannon, Ennis and County Clare, North Tipperary and County Limerick towns such as Newcastle West and Adare. Travel is included in a fixed per-building quote.

Can fire doors in a protected or Georgian building be repaired rather than replaced?

Often, yes. Where a door is a genuine fire door, seals, closers, hinges and gaps can usually be repaired or upgraded to BS 8214 without replacing the leaf. Where a door cannot meet the required performance we explain the options clearly in the report.

What happens if a fire door fails the inspection?

Failed items are photographed and listed in priority order in your report. Minor repairs can often be completed on the day by our carpenters; anything larger is quoted from the report, and the asset register is updated when the work is done.

Who is legally responsible for fire doors in a Limerick building?

Under the Fire Services Acts 1981 and 2003 the “person having control” of the premises — typically the owner, management company or employer — is responsible for maintaining fire safety measures, including fire doors. Regular inspection and a documented asset register are how you demonstrate that duty has been met.
